If it's a piece of property that piqued your interest, then we would suggest you secure the lot with a deposit. Your deposit locks in the lot for 30 days. In that time frame, we would come up with a floor plan that suits your lifestyle, draft up a contract, and upon signing the contract, begin the permit process on your home.
If it's a home style that you fell in love with, your first step would be to choose a parcel of land that you would like to build on. We will gladly meet you at the site and walk the lots with you answering any questions that you may have. Once you have the lot chosen, as above, we would recommend that you put a deposit on the lot to secure it for you and your family.
It takes approximately 4-5 months, depending on the time of year and weather, to build your home. This does not include the 2-3 months it takes for us to secure all of your permits. Since each home is custom, each septic design needs to be designed according to your specific home. With that being the case, we do not start the permit process until we have your specific home plan and a signed contract. The closing date is also determined by the timeliness of your custom decisions.

We emphasize a pre-planning approach to home design. Our goal is to build you a home that will last a lifetime. We can offer you many custom design features and options you won't find when working with larger builders and stock plans. Even if we can't find you the exact floor plan you need, we can either tweak existing floor plans or have you work with an architect to design you exactly what you are looking for.
As you can see from the first step of selecting your lot to create your ideal floor plan, your choices start from the very beginning. We run ads periodically entitled "Create your own masterpiece," and that is truly what you do. We don't limit you like some other builders do with a choice of 4 different tiles, 3 different carpets, and a choice of colors only on your appliances. As part of our service to you, we hand you a Homeowner's Manual upon signing a contract that details all of the choices you have, gives you the contact numbers for the industry professionals that we are associated with, a timeline for making them, allowances you have allocated to you, and also an up-to-date pricing sheet that gives you the investment fee associated with the most popular upgrades. Don't see what you are looking for in our manual? We know that everyone is unique and will work with you to find exactly what you are looking for or at least options in your price range and incorporate them into your masterpiece! And DON"T WORRY ~ we will work with you every step of the way by constantly communicating with you throughout the construction phases and sharing with you information on the status of your home.
Yes, we require an additional deposit of 10% upon signing the contract. We can work with you on the payment of the deposit — usually the final payment being before we pour the foundation. This is the only payment we require until the closing date. We finance the remaining 90% of the cost of the home and also the extras. On the day of closing, you can decide to roll your extras into your mortgage or pay for them via certified check.

In order to keep the integrity of the neighborhood up to par, yes, we have instilled some basic deed restrictions to ensure that the value of your property continues to appreciate. Please contact us, and we will be glad to send you a copy of these restrictions.
As a state law, each builder is REQUIRED to give you a list of individuals whom they have built a home for in the last year. This is given to you upon your initial lot deposit.
We have secured city water with Connecticut Water, septic for either a 3 or 4-bedroom home, natural gas for heating, cooking, and hot water, and all underground utilities.

Our warranty offers you peace of mind for what may be the largest purchase you'll ever make. We give you a 12-month warranty on workmanship and materials and pass on all manufacturer warranties directly to you.
With our Re-hab to Re-fab homes, the warranties that are transferred are any and all that are provided by the manufacturers. These could include the following: roof, windows, heating system, and appliances.
